VILLAS NEWS

 

The Villas Board of Directors has identified their priorities for 2009.  I want to bring you up to date on what’s happening with these priorities and solicit your help in their successful accomplishment.  They are:

 

A 2008 Priority Item Not Completed and Carried Over:  Pursue all deficiencies, especially the concrete scaling and roof problems, considered to be Pulte responsibility by working through our legal counsel.

 

New 2009 Priorities:

1.     Reduction in utility costs.  Consider possibility of wells for watering the grounds. 

 

2.  Review of Bylaws.  Establish new or change current bylaw to state: When a loss occurs the homeowner will be responsible for the $5000 insurance deductible if the fire/flood etc. occurred within the homeowners unit.  Bylaws should be reviewed and considered for changes that could be made to ease some restrictions on residents; e.g. Ornamentation, height restrictions, signs, etc.

 

3.  Landscaping – Continue efforts to add appropriate and approved trees, shrubs, and related landscape elements to our Villas community.  Replace shrubbery that was removed around homes.

 

4.  Stay on top of delinquencies.  Work with unit owner as assessments become past due and file liens in a timely manner.

 

Regarding our 2008 carryover, the BOD received a response from Pulte in January.  They will do nothing regarding the faulty concrete and dead bushes and trees.  They have offered a choice regarding the roofs: they will repair the roofs as they see fit or pay a cash out option.  The BOD voted to make a counter offer to the cash out option which is being worked by our legal counsel as I write this.  The roof studies will be posted at the Center as soon as copies are made.

 

Concerning the concrete issue, a Request for Proposal is being prepared identifying the ten worst areas for replacement in 2009.  You may anticipate that ten more will be completed in 2010. 

 

Priority #1:  The B&G Committee will be reviewing the irrigation system to determine where sprinkler heads should be turned off.  The B&G committee has a lot of work on their plate AND NOT ENOUGH VOLUNTEERS TO ACCOMPLISH THEIR MISSION.  If you are interested in joining B&G, please contact Walt Martley at 809-8257 or bettyandwalt@cox.net.

 

An Ad Hoc Committee has been formed to determine the feasibility of a well to be used for irrigation only.  Roy Pirtle has volunteered to chair this committee AND HE NEEDS VOLUNTEERS TO ASSIST HIM IN THIS ENDEAVOR.  If you are interested, please contact him at 373-2375 or eltrip3@cox.net.

 

Priority #2:  No action yet.

 

Priority #3:  LandPlan has submitted a superb comprehensive plan which will be discussed at the March meeting.  Unfortunately, all members of the committee resigned after they completed the plan.  TO EVEN CONTEMPLATE IMPLEMENTATION OF THE PLAN FURTHER, VOLUNTEERS ARE NEEDED TO ACT AS TREASURER FOR LANDPLAN DONATIONS AND MONITORS FOR IMPLEMENTATION.  If you are interested, please contact Emery Dilda at 371-8156 or emerywho@cox.net.  We have budgeted money to replace dead bushes that were removed, but will not finalize that expenditure until later in the fiscal year.

 

Priority #4:  Administrative Resolution No. 2008-01 provides the process for collection.  Three liens are currently in place.  The BOD must ensure that all actions are taken timely to meet this goal.
