VILLAS BUILDING AND GROUNDS COMMITTEE CHARTER
This Committee shall ensure the Villas Buildings and Common Areas retain their attractiveness and property values. The Committee is responsible for the following:
Conduct a visual inspection of each villa building semi-annually to determine maintenance actions required by owner and/or the Association
Verify quarterly, or as appropriate, that changes approved by the Modifications Committee have been implemented in accordance with the approved plan
Update the Building Features/Configuration database to reflect implemented MC approved changes
Accompany Property Management on a annual walk-about of the entire Villas property to determine long-term maintenance needs.
Prepare a comprehensive Maintenance Plan encompassing short-term and long-term needs and coordinate recommend actions with the Board for current operations funding and use of Reserve Funds
Investigate Owner concerns and complaints submitted to Property Management (PM) and report findings and recommendations to the Board for action by PM.
Prepare and maintain a Standard Operating Procedure (SOP) for handling resident complaints and requests for services
Regularly, at the discretion of the Committee, or at the request of the Board inspect the common area lawns, landscaping, shrubs, trees and mulch beds and report findings to the Board along with recommended actions.
Verify operation of the irrigation system, adequacy of the frequency and duration intervals of the watering, and recommend changes to the Board.
Report promptly any potential safety hazards to residents and any safety issues that may place the Association at risk.
