Minutes of the Meeting of the Board of Directors

December 1, 2009

 

The Villas at Falls Run Condominium Board of Directors held its organization meeting on December 1, 2009, at the Center.  The meeting was called to order at 1:07 p.m. by Carlos Sutton, Vice-President, who determined there was a quorum.  Members present: Emery Dilda, Secretary; Nancy Garner, Treasurer; Jim Pierce, Member at Large; and newly elected Board member Sanya Warren-Ham.  Also in attendance were three Villas residents.

 

The meeting went immediately into executive session for the purpose of discussing the selection of Board of Directors officers for the coming year. 

 

The executive session ended at 1:16 p.m.

 

Officers and liaison positions were announced:

          President                Carlos Sutton

          Vice-president         Emery Dilda

          Secretary                Sanya Warren-Ham

          Treasurer                Nancy Garner

          Member at Large    Jim Pierce

 

          Carlos Sutton          liaison to the Covenants Committee

          Nancy Garner         liaison to the Finance Committee

          Emery Dilda            liaison to the Building and Grounds Committee

Jim Pierce               liaison for the Villas Update

Jim Pierce               liaison to the Ad Hoc Committee for the Well

 

Carlos Sutton mentioned that he would like to discuss at a future meeting a review of the Bylaws and the Declaration and proposed that a committee be formed for that project. 

 

Nancy Garner reported that $50,000 in mortgage backed securities have been purchased as decided at a previous meeting.   

                       

During the owner’s forum, the following items were brought up:

·     It was suggested that residents who drive on and ruin areas of lawn be responsible for repair of those areas. 

·     It would be nice to have a representative from the Building and Grounds Committee on each street in the Villas who would be on the lookout for items that need repair and report those items to the property manager. 

 

The meeting was adjourned at 1:55 p.m.
