Villas Landscape Planning Committee

Meeting Notes:  May 31, 2007

The newly established Villas Landscape Planning Committee held its inaugural meeting on May 31, with the help of Sherri Burke, the Villas Board Liaison.

Members:

Emery Dilda – Chairperson

Elaine Diepenbrock

Janice Holloway

Mary Lou Kuehl

Discussion Items:

The members agreed that the purpose of the committee is to prepare a plan – with homeowner input -- for the beautification of the common villa grounds, and to develop a strategy for implementing that plan.  It is anticipated that the plan will contain both short and long term goals.  The foundation for the plan will be to propose landscaping that will beautify the community, create an environmentally friendly habitat, and ultimately increase home values.  All recommendations will comply with prevailing FRCA and county guidelines and requirements for planting. (The initial charter is appended at the end of these notes*)

This committee is not an “approving” body for landscaping requests.  Villa owners who wish to make modifications to the limited common areas, or common areas, still must submit their request directly to the Modification Committee.

Decisions Made:

1        Discussions will be summarized in notes such as these and posted on the Falls Run Web site.

2        In addition, each meeting will conclude with a clarification of action items – things that will be done in preparation for the next meeting.

3        Regular meetings will be held at the Center on the 4th Thursday of each month at 4:00 p.m.

Action Items:

1.      Continue to recruit members for the committee.  Although landscaping knowledge and/or experience could be beneficial, no special skill or knowledge is required or expected.  It is our hope that anyone interested in landscape enhancements to our Villa’s area would consider joining this effort to develop a plan for improving our community environment.

2.      Obtain an official plat map of the villas section of Falls Run. (Janice)

3.      Make contacts with others in our community who already are working on related matters to ensure we coordinate efforts appropriately. (Emery)

4.      Begin to gather information about native indigenous plants that would thrive in our local area. (Elaine)

*Villas Landscape Planning Committee Charter

The Villas Landscape Planning Committee is responsible for developing a five-year plan for the beautification and smart utilization of the villas common areas.  The plan will be presented to the Board for approval upon completion.  Recommended implementation plan will be in accordance with the FRCA Design Guidelines with regard to type and use of inert materials and plantings, and give consideration to implementation and maintenance costs.  The Committee will review and update approved plan yearly and submit recommended changes for Board approval.

The plan will:

1        Identify common area ground affected

2        Provide diagrams and descriptions of any plantings and/or inert materials to be used

3        Recommend a time line for implementation to include cost of each phase

4        Identify a plan to obtain resident donations of money, plants, and/or labor

5        Identify methods of communication for sharing information with members of the Association

The Landscaping Planning Committee will coordinate with the Grounds Committee
