Property and Grounds Committee
Meeting Summary November 14, 2007
Committee Members Present:
Ken Burke Emery Dilda
Ann Graf Cindy Horan
Dolores Renninger John Renninger
Bill Schwab Bill Spring
Woody Wilmoth
Jim Stagner - BOD Liaison
Committee Reports:
Roads, Sidewalks, Streetlights, Mailboxes
· Woody Wilmoth’s committee is checking the sidewalks again. They are finding some new areas of concern and will make a report soon. Woody will prioritize the list, highlighting the potential tripping spots and larger cracks.
· The expansion joints on the curbing at some corners need to be repaired. This is an extensive problem in the first section of the community. Farrar cannot work on this because the streets are off bond, but suggested the repair that is needed. First the space between the curb and street needs to packed with dirt and then a felt strip wedged into the space.
· Ken Burke submitted a list of needed repairs in the Villa area, including loose street signs and mailboxes. This list will be given to Sylva.
SWM Ponds
· Farrar believes that the pond work is complete. Hydroseeding was done in the last few days around all the of ponds and in pond 4.
· Bill Spring is concerned about a wet low, spot on the bottom of Pond 4. He will keep an eye on it.
· There was a discussion on how to maintain Pond 4. Should it be cut twice a month, as it was this past year, or should it be cut only twice a year? Many agreed that Pond 4 looked nice this summer. However the environmental soundness of that approach was questioned.
· Janie Cindric contacted the County, and received a copy of the Stormwater Management Design Manual dated March 2003, and a copy of the Maintenance Plans for Stormwater Management Pond 3. The County also sent a copy of the Maintenance Agreement for Pond 5 that was signed in 2002.
Grounds and Landscaping
· Janie researched benches and found one that was suitable and affordable and recommended by Shenandoah. The BOD will be asked to approve the purchase of 4 benches, to be installed by Shenandoah. The money for benches could come from that which was budgeted, but not spent, for fall flowers. With shipping and installation the benches will cost approximately $770.00 each, or approximately $3,080 for 4 benches. (NOTE: The contract for fall flowers was for $3,128.) Jim Stagner said he would suggest to the BOD that, if a resident wanted to buy a bench for $500.00, the FRCA would pick up the rest of the expense.
· Ken Burke presented his draft for resident enhancement of grounds outside their property line. After some discussion he will make minor changes. Thank you, Ken and Emery Dilda, for developing the draft. (NOTE: The revised draft was sent to Robbin Sentell and the Modifications Committee on Nov. 16)
Next meeting: No meeting in December.
January meeting will be held if Shenandoah is ready to
work on Master Plan Phase I.
