Committee Reports:
Roads, Sidewalks, Streetlights and Mailboxes:
· Woody Wilmoth noted that nothing has happened with his committee’s latest report on the concrete defects around the community.
· It is evident that no work will be done by Del Webb to correct any of the current sidewalk or driveway apron defects.
· Selected work will be handled by Koger Management.
SWM Ponds:
· Bill Spring noted that he has seen little progress.
· The Farrar people are responsible for the ponds along Gladstone, Bridgewater and behind Reston Drive. Depending on weather conditions, the pond work may not be completed until the Spring.
· There are conflicting reports on Pond 5, the wet pond, and the committee is waiting for a copy of a report from the County outlining the upkeep of that pond.
Grounds and Landscaping:
· Plantings and Design Group -- Janie Cindric reported that her committee was able to trim the $12,000 proposal that Koger Management requested from Shenandoah for a one-to-one replacement for the dead trees and shrubs on the common ground. After a walk through the areas in question, the committee felt that a one-to-one replacement was not necessary or desirable at this time. The committee believes it is more important to remove the dead trees and shrubs and restore those spots with mulch or grass, whichever is appropriate. This new proposal will cost $1,135.00 and will be presented to the Board on November 15 for their approval.
· Long term plan -- Janie suggested that we need to consider having a tree replacement fund as a budget item in the future.
· Budget for 2007 -- There is $12,000 in the approved 2007 budget for seasonal flowers.
· Date for Spring flower proposal -- Important to start planning early in 2007 to allow time for the Board to act, thus allowing Shenandoah to plant at the appropriate time.
Snow Contract:
· The Board signed the snow removal contract with Goodfellers Tree Service Inc.
· After a discussion with Mr. Matthew Denson from Goodfellers, the contract will be at the per hour rate, not at the per-push rate the committee originally recommended.
· We will have 2 representatives who will coordinate with Goodfellers.
Farrar Progress:
· The walking path -- Work should begin this week on the repair of the blacktop path.
· Many homeowners have complained about the poor drainage along the path.
· Test Pits on Walls -- Bill Nosal, Board President, wrote the following:
“Pulte has hired an engineering firm to certify the modular/block and poured concrete walls within Falls Run. This certification is required by the County in order to satisfy the permits.
The engineers will randomly select these walls using electronic equipment to sound out the materials in some walls and also will have to dig holes (pits-behind the wall) to check that the rows of the larger walls are properly secured to each other. In some cases a one to two foot (hand dug) pit will be ample, but in others a much deeper pit is required which results in bringing in a bobcat. In all cases the pits and surrounding grass will be restored upon completion.
Individual homeowners will be notified (in advance) by Farrar or the engineering firm. The work is scheduled to start within 2-3 weeks with completion by end of year.
We need to ask Sylva to put a shortened note on the web/crawler, similar to what she did before.”
Next Meeting:
· December meeting canceled. We will meet January 11. 2007.
