Property and Grounds Committee Meeting

June 8, 2006     Meeting called to order at 1:00 pm

 Meeting Summary:

 

1.  Janie Cindric announced that on June 7 the Board accepted the full proposal from Shenandoah Landscape Services to plant annuals around the Center and at the four entrances to Falls Run.  They will also install some perennials to enhance the grounds.

 2.  Walt Martley reported on the work being done on the SWM ponds. Pond #4 has been regraded and reseeded.  Pond #5 may receive some shrubbery to break up the bare banks of the pond.  The re-engineering of the watercourse between Aspen Hill Drive and Smithfield is in process and no date had been set for that work to begin. The newly planted trees at the Legend Drive entrance are from the Silver Co. It appears that the Villa sprinkler system will keep them watered.  Mr. John Coker from Del Web, suggested that perhaps he would supply sprinklers, hoses and water bill relief to some of the homeowners if they would agree to use their water supply to water some of the common ground that is not covered by the irrigation system.  It is unclear if this is a proposal just for the villa area, or for the private home area as well.  We will follow up on that.

 3.  Peggy Verdine turned in a follow-up report on the defects in the roads, sidewalks, etc.  She found very few items had been addressed by Del Webb from the earlier report of April 5, 2006.  Peggy noted that the list is now longer, because of all the additional broken concrete caused during the paving of the streets in the Villa area.

 4.  The committee is now in the process of re-walking all the common grounds for a follow-up report.  It will be turned in to the Board by the end of July.

 5.  Shenandoah will fertilize and seed the common areas in the fall, which is the proper time for that to be done. 

  6.  Several of the attending residents expressed concern for the common areas along Smithfield .  While the committee has reported many of the problems, it is very easy to miss a specific problem at a specific area.  We strongly urged the homeowners to voice their concerns through Del Webb and Sylva Southwell at Koger management.
