FALLS RUN MODIFICATIONS COMMITTEE

 

Charter

 

The Modifications Committee of the Falls Run Community Association is responsible for administering the Design Guidelines approved by the Board of Directors of the Falls Run Community Association.  The Modifications Committee reports directly to the Board of Directors providing advice and recommendations regarding the content of and the processes and procedures used to administer the Design Guidelines.

 

Mission

  1. Meet monthly to review homeowner applications for changes to be made to the exterior of

their home.

  1. Conduct semi-annual inspections of all home sites in Falls Run to ensure compliance with

the Design Guidelines and notify homeowners if corrective action needs to be taken.

 

  1. Recommend amendments to the Design Guidelines to the Board of Directors for approval.

  1. Conduct community outreach to ensure that the Design Guidelines are understood and to

accept community input during the Design Guidelines amendment process.

Modifications Committee Member Qualification Requirements

 

Applicants being considered for committee membership must be residents of the Falls Run Community who are in good standing with the Association and willing to:

 

  1. Participate in committee work year round and willing to meet twice monthly to review applications for change, conduct community-wide inspections, and conduct other committee business.

  1. Become conversant with Falls Run covenants and Design Guidelines for single homes and villas.

  1. Apply and enforce the Design Guidelines when reviewing applications for change, citing

homeowners for violations, and enforcing committee decisions.

  1. Work with individual homeowners or groups of homeowners to address and resolve issues arising from the application of the Design Guidelines.

  1. Be reasonable, objective, even-handed, and fair in applying the Design Guidelines.

  1. Participate in updating/rewriting/modifying the Design Guidelines to reflect what is best for the

community as a whole. 

  1. Applicants must not have any outstanding violation notices.  Applicants must have completed and submitted applications for all changes to the exterior of their homes.
