 Notes from Board of Directors Meeting

January 6, 2006

 Board met with Dennis Ouellette of Del Webb

 Outside work delayed until Spring. – Key contact is Joe La Fleur

 Community center punch list:  Work in progress.  Finish this Winter.

 All curb concrete and sidewalks in residential area complete

            2 yr warranty on concrete.

 Dan Owens reported on areas of sidewalk that are heaving up. Board should decide what to do.

  Smithfield : Seeking permit from Corp of Eng. to go in and correct the wall area where the creek flows.

 Rec center:  Del Webb - Morgan working with Ann Jones

 Tennis court bleachers:  Insurance high risk.  Cost over $800/year.  Need guard rails.  Create a planting area.

 Desert Air System:  D.W. extend warranty?  Up to 10 yrs?  Dennis said No. Repairs were made, parts replaced, warranty in place.

Heater has failed twice in 2 years.  Heat keeps dropping.  Heater not working efficiently.

 Switches – Outside lights – Dennis will give contact number.

 Gates – Needed special heater, heater installed.  Still not working property.  Del Webb is paying all costs. We will request that Eddie of Executive Electric meet with Board.

  Smithfield gates need reflectors

Smithfield – Poor lighting of entrance area.

 Front Entrance – Poor lighting

  Gladstone Gate – No later than spring to upgrade the area.

 Requested a description of Villas;

            Limited Common Elements such as, patio on common area but solely for use of occupant.

            Common areas

 Requested from Del Webb total common area acreage - separate single family from Villas.

 Lights – All capacitors have been replaced.  Under warranty with Exec. Electric.

 Snow removal:  Need clarification
