Welcome to the Falls Run Community Association
The Falls Run Community Association, an age restricted, active adult community developed by Del Webb/Pulte, is located in Stafford County, Virginia. The community is located minutes from downtown Fredericksburg and the Mary Washington hospital.
Falls Run opened in February 2002 and consists of 585 single family homes and 199 attached condominium-style villas. The 16,000 square foot Recreation Center in the community contains a swimming pool, fitness center, meeting rooms, fireside library/lounge, and billiard/game room Outdoor facilities include a pool, tennis courts, and bocce ball court.
The first resident Falls Run Community Association seven-member Board of Directors was elected on December 8, 2005. A five-member Board of Directors handles the condominium affairs of the villas section of Falls Run.
The current monthly homeowner service fee covers membership in the Community Association and the Recreation Center, plus basic cable TV service (Cox), trash pickup, snow plowing of community streets in winter, and year-round exterior and interior maintenance of all recreational facilities and common areas. Residents of the Villas pay an additional amount monthly for total exterior maintenance of their homes and yards.

Several different media provide Falls Run residents with a great amount of ongoing and timely information:
Gazette -- A community newspaper is delivered to each residence each month. The paper provides extensive written information and pictures on events, residents, as well as progress and issues associated with the Falls Run Board of Directors.
Falls Run Information Channel -- Channel 20 on the basic television provides a picture of persons requesting entrance through the gate into the Falls Run complex. It also provides up to date information on meetings and special bulletins of interest to the residents.
Falls Run Website – A large amount of information relating to Falls Run is available on the Falls Run Website (www:fallsrun.org), including important Board and Armstrong Management notices, scheduling information, Board and committee meeting minutes, financial information, club activities, tours and trips, social events, and Falls Run documents.
Community Center Bulletin Board – Notices and information relating to meetings, schedules, tours, trips, and social events are posted on the Bulletin Board in the Community Center around the corner from the Concierge desk.
Other computer/internet avenues of communication -- Residents may ask to be posted on the Yahoo or Marfugi networks to receive emails and also may post information on these networks.
